Originally acquired in 1981, Juniper Business Plaza was transformed from a high-vacancy retail center into a research facility occupied by Bell Labs and later AT&T. Following AT&T's lease expiration, the property was repositioned into a multi-tenant medical and professional campus.
Everest recently secured approvals for a comprehensive modernization program, including façade improvements, upgraded signage, new entrances, and enhanced circulation and traffic flow.
Today, the property is anchored by long-term tenants including the State of New Jersey, Hackensack Meridian Health, and United Manufactured Homes, Inc. (NYSE: UMH).
WINDSOR INDUSTRIAL PARK
Robbinsville Township, New Jersey | 353,000 SF Existing Industrial Campus | Phased Redevelopment Expansion
Originally acquired in 1983, Windsor Industrial Park is a 19-building industrial and flex campus situated on approximately 40 acres within Central New Jersey's logistics corridor. Existing tenancy includes national telecommunications providers, federal agencies, and regional businesses.
Everest secured a comprehensive redevelopment plan designed to support phased expansion and modernization. Through the replacement of older buildings and the addition of new facilities, the redevelopment program is expected to significantly increase the property's overall size while preserving the value of existing operations.
The project reflects Everest's long-term ownership philosophy and its ability to create value through strategic redevelopment.
RIVERSIDE CENTER
Millstone and Monroe Townships, New Jersey | Monmouth and Middlesex Counties | 160 Acres | Master-Planned Business Park
Originally acquired in 1971, Riverside Center is a 160-acre master-planned business park spanning Millstone and Monroe Townships and located within Monmouth and Middlesex Counties. Everest secured approvals for more than 650,000 square feet of warehouse, flex, commercial, and recreation space across eight development parcels.
The project required extensive coordination with municipal and state agencies and the installation of significant infrastructure improvements including environmental soils remediation and blending, drainage and basin installation, internal roadways, off-site improvements, utilities, a regional wastewater treatment facility, and a regional fire suppression system. Through the execution of these improvements, Everest transformed the property into a fully serviced business park.
Following completion of the entitlement, subdivision, and infrastructure program, parcels were successfully conveyed to end users and developers. One remaining parcel, approved for approximately 100,000 square feet of industrial development, is presently under contract for sale.
400 STEPS RESIDENTIAL
Princeton Junction, New Jersey | 180 Units | Transit-Oriented Development
Located adjacent to the Princeton Junction rail station, 400 Steps Residential is a Transit Village redevelopment project resulting from a long-term public-private planning effort.
Initially conceived as an 80-unit development, the project evolved into a 180-unit apartment community. Following designation as the developer by the municipality, Everest successfully navigated a complex condemnation and redevelopment process to secure approvals for the project.
The approved parcel is currently under contract for sale, reflecting the firm's flexible approach to ownership and value realization.
FIVE POINTS BUSINESS PARK
Howell Township, New Jersey | Commercial Campus
Five Points Business Park originated from approximately 40 acres that were subdivided into seven parcels. Following completion of the subdivision process, six parcels were conveyed to end users, while one parcel was retained for long-term ownership.
Initially approved for five flex buildings, the retained parcel was subsequently adapted to accommodate a long-term healthcare tenant and transformed into an occupational training center campus.

CDNJ Plaza represents the adaptive reuse and redevelopment of a residential property featuring a historic barn. The original structure was thoughtfully converted into loft-style medical and professional suites while preserving its architectural character and historic features.
The project also included the development of an additional pad site anchored by a Chase Bank Wealth Center and a medical practice. CDNJ Plaza reflects Everest's ability to create value through redevelopment, adaptive reuse, and active long-term ownership.
